We let and manage furnished and unfurnished flats and houses throughout the Heathrow and West London areas, from Ealing to Colnbrook, including Hounslow, Isleworth, Heston, Osterley, Feltham, Hampton, Bedfont, Ashford, Staines, Stanwell Moor, Longford, Colnbrook, Harlington and West Drayton. Our stock changes daily and you should contact us for current availability or to register your future requirements. Please note that for your safety and peace of mind:-

  • ¨ All of our managed properties comply with safety regulations with regard to CORGI gas certification, electrical inspection and fire and furniture safety regulations, as required by law.

  • ¨ Security deposits or bonds are held in a designated Client Account in accordance with Legal requirements.

Finding a property
The first step is to contact us giving brief details about yourself and the accommodation you require. We can then search our database for suitable properties for you to view. If you do not wish to move in the immediate future, we will log your details so that we can contact you when a suitable property becomes available. It is advisable to start your search about a month before you wish to move, as the more desirable properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, usually with an option to renew.

Viewing the Property
Viewings will be arranged at times to suit you, including evenings and weekends. You will invariably be accompanied by a member of staff who will be able to answer any questions you may have.

Reserving the property
Once you have decided on a particular property, you will need to reserve it by paying a 'holding deposit' usually the equivalent of one weeks rent. Assuming that the Tenancy proceeds as planned this will deducted from the monies due before you move in. If the landlord declines to grant the tenancy, for any reason, your holding deposit will be returned. However, the deposit will be forfeit if you decide not to proceed for any reason, or you fail to provide complete and accurate information in your application.

References
As a minimum we will require satisfactory references from your employer (or college), a previous landlord, bank statement and wage slip. If you are in college or at university, we may require a guarantor (usually your parent or guardian). In addition a credit check may be undertaken when we will use the services of an independent referencing company to obtain and evaluate these references.

Rental Payments
Rental payments are usually quoted calendar monthly and payable one month in advance. The method of payment is negotiable but it is usually made by standing order either to the Landlord direct or to our company bank account. The tenant is also responsible for the payment of all utility bills unless prior arrangements are made.

Deposit
A security deposit of a minimum of one month's rental must be paid at the commencement of the tenancy. We will hold this in a secure Client account throughout the term of the lease unless otherwise stated on your tenancy agreement. The deposit is held against any damage, breakages and any other liabilities under the term of your tenancy agreement. Please note that under no circumstances can the tenant use the deposit as a substitute for rental payment.
